Co-creation with Lumada! Utilizing building data to provide optimal spaces

Supporting the provision of office buildings that adapt to the era of the new normal

To provide office buildings that tenant companies continue to select, it is essential to create an environment in which workers can work safely, securely, and comfortably.

Measures are needed to increase the attractiveness of office buildings

In recent years, there has been a continuing supply of large-scale office buildings into urban areas, and the number of attractive office buildings that can accommodate diverse work styles is increasing. This has led to an increase in the number of companies renewing their environments in search of better office space. It is essential to increase the added value of office buildings so that tenant companies want to continue using them.

Adding value to office buildings and supporting the creation of offices that will be selected by tenant companies

One way of increasing the added value of office buildings is to improve the satisfaction of workers in the buildings. After collecting and utilizing data related to office buildings, you can use the data to improve worker satisfaction. Such data enables you to provide new services such as the following:

  • Creating a safe and secure working environment
Workers can understand the real-time congestion status and avoid crowded situations. In addition, the building systems can alleviate congestion by preferentially moving elevators to floors where many people are waiting for elevators. This allows workers to work safely and securely even in situations where infectious diseases are spreading.
  • Improving the convenience of work life
In addition to smoothly booking meeting rooms and spaces, workers can also use a smartphone app to order and pay for restaurants such as coffee shops in the office buildings. These functions can improve the convenience of work life in the buildings.

Hitachi can improve the satisfaction of workers in buildings and can help to create office buildings that will be selected by tenant companies.

Improving the value of office buildings and also improving worker satisfaction

Building common platform solution

The building common platform solution combines the worker solution “BuilPass” and the building IoT solution “BuilMirai” to provide high value-added buildings for workers, operators, and managers.

To achieve urban sophistication and comfortable living with IoT as the starting point, the building common platform solution creates new value by combining a variety data scattered around buildings and the surrounding area.

The worker solution: BuilPass

BuilPass consists of a worker platform and an app for workers. The worker platform provides services within the range permitted for each worker by managing workers’ personal IDs and attribute information (such as affiliated building, affiliated tenant, and job title) in an integrated manner. In addition, the services can be used seamlessly across locations, such as for booking meeting rooms and spaces across multiple office buildings.

The worker solution provides services that satisfy the needs of each worker. For example, workers can use an app* to reserve spaces such as meeting rooms and obtain information distributed by building managers and stores. The worker solution supports the creation of a comfortable working environment for workers.

*
The app was developed in collaboration with a start-up company outside Japan. We aim to provide better services by updating the app as needed.

The building IoT solution: BuilMirai

BuilMirai centrally collects and accumulates a variety of data from multiple office buildings. By utilizing the data for building management, you can increase the added value of the buildings.
The solution provides data visualization of the usage status of each floor and multiple buildings in a cross-sectional manner. For example, different data, such as air-conditioning data and people-flow data, can be combined to analyze building usage status from multiple angles. By formulating cleaning and maintenance plans based on the resulting data, the solution streamlines the integrated management of office buildings and helps to improve the quality of building management.

By linking BuilMirai with building equipment, you can use collected and accumulated data to operate equipment appropriately. In addition to providing a comfortable environment for workers, the service can prevent excessive equipment operation. This results in less frequent maintenance and failures.
In addition, by utilizing the people-flow data obtained from surveillance cameras and other equipment for building management, you can alleviate congestion.

Furthermore, by linking BuilMirai and BuilPass, if you have a smartphone with the app installed, you can pass through security gates of office buildings and check the congestion in office buildings, which helps to create more comfortable office spaces.
